Garage Floor Coatings for South Florida Homes

Your garage floor is the largest unfinished surface in most homes. A professional coating seals the concrete, stops the dust, shrugs off oil and hot tires, and gives the whole space a finished, showroom look.

The problem with bare concrete

Uncoated residential garage slab with stored items and a covered motorcycle, photographed from the driveway.

Untreated slab is porous. It soaks up oil and brake fluid, releases fine dust that gets on everything, stains permanently, and cracks at the surface. Pressure washing doesn't fix it, and big box DIY kits are thin water based products with no grinding, they typically peel at the door and under tires within a couple of years.

What a professional coating gives you

  • A sealed, non porous surface that wipes clean
  • Resistance to hot tires, oil, and household chemicals
  • A brighter garage, light colored finishes reflect your existing lighting
  • A decorative finish in your choice of color and flake blend
  • A floor that's part of the house, not an afterthought

Systems we install for garages

See the full range on Colors & Finishes and read more about polyaspartic coatings.

  • Flake (epoxy base + polyaspartic topcoat), the most popular choice. Texture, grip, hides minor imperfections, huge color range. Single color or full broadcast.
  • Metallic epoxy, for a showcase garage; seamless 3D depth. Add anti slip where needed.
  • Solid color, clean, uniform, minimalist.
  • Modular tile, when the slab can't take a coating or you need zero downtime.

Design options

Choose your base color, flake blend and size, sheen (satin to high gloss), and slip level. We bring samples to the site visit so you're choosing against your actual walls and lighting.

Our installation process

Installation time depends on the size of the space, the slab and the system. We confirm the timeline at your estimate.

  • Mask and protect walls, doors, and fixtures.
  • Mechanically prepare the slab so the coating bonds to the concrete.
  • Repair cracks and treat control joints.
  • Check the slab before coating.
  • Apply the base coat and broadcast flake.
  • Apply the clear topcoat, with optional anti slip additive.
  • Walk the floor with you and explain care.

Maintenance

Dust mop as needed, damp mop with a mild cleaner, wipe spills when they happen. No waxing.

Pricing

We don't publish a rate card. Pricing depends on the size of the space, the slab, the system and the finish, and we give a fixed written quote after a free on-site visit.
